24-Hour Maintenance Response
Delivering on our promise!
We believe that the difference between ordinary and extraordinary living depends on prompt, helpful and courteous service provided to our residents. LSR staff is committed at making each day as carefree and as enjoyable as possible for our residents by quickly resolving any maintenance repairs, or emergencies.
In this regard, LSR pledges to respond to residents’ maintenance requests within 24 hours of management receiving the request by phone, email or written request form. Guaranteed response applies to all routine repairs inside the apartment. Once the request has been assessed by the maintenance technician and he/she has provided an estimated time to complete the repair or request. Maintenance service requests include the following items: interior electrical light switches and outlets, heating and air conditioning, water heaters, refrigerators, ranges/stoves, dishwashers, washers, dryers, garbage disposals, clogged drains, leaking plumbing fixtures and systems, door locks, window locks, smoke detectors and carbon monoxide detectors.
Occasionally, some maintenance requests to non-routine repairs may take longer than anticipated to fix such as:
- Cosmetic finishes
- Unusual or unforeseen structural items such as building settlement, water leaks, plumbing repairs or roof repairs
- Repairs requiring warranty work
- Damage caused by residents
Our 24-hour maintenance response program applies Monday to Friday only. On weekends, only emergency service requests, based on management’s assessment, are included in this program. Our policy will not apply if the service request involves hiring outside contractors or ordering parts that are not in stock or difficult to obtain. At LSR, our quick and attentive maintenance service has become a tradition over the years! We take pride in our work and never consider a job complete until you, our resident, is satisfied. Possibly more important than our professional work is our friendly service.

Free Basic Services
Determined to set ourselves apart and to exemplify the best practices in customer service, LSR communities provide free basic cable service at all but a few apartment and condominium communities*; a savings of $40 to $60 a month or $480 to $720 annually. The complimentary cable TV program offers over 60 channels. Residents can add on premium channels if desired.

Free Pest Control
Our residents should always enjoy the reassurance that only regular monitoring and consistent quality service can bring to controlling pests. By carrying out regular site visits, we can identify and eliminate all pest risks – long before these pose any significant threat. To us, prevention is better than a cure. Complimentary pest control service is offered monthly and by special request to occupied apartments.
Excludes the cost to cure non-indigenous pests brought into the home by the resident such as bedbugs and fleas.
Free Garbage Removal Service
In addition to free basic cable and free pest control, LSR Communities do not charge residents a fee for garbage removal. Residents benefit from our prompt, dependable, and regular garbage pick-up service. As well, some of our communities do not assess a fee for gas usage.
At LSR, we value our residents and take pride at creating an environment where individuals, couples and families will want to live for many years. Our goal everyday is to provide you with superior service that will make apartment living easy, convenient and comfortable for you.
When residents decide to renew their lease for 12 or more months, they can request a complimentary carpet shampoo and a choice of gift cards to enjoy an evening out, or purchase items at popular retail stores.
Long-time residents (three or more years) may make a request for new interior paint, a painted accent wall (color provided by management), new window blinds, or other replacement items to freshen up their home. LSR welcomes reasonable requests and will work with each resident to ensure his/her satisfaction.
*Resident Loyalty Rewards may not be available at all communities. Reward availability is subject to approval by property management.
Through innerLoopCondos.com, a division of LSR Communities, a new or renewing resident at Augusta Court, Serento, Piedmont and Chateau Briar Hollow communities can use his/her rent to build home equity. This equity can be used towards the purchase of a condominium home at one of two innerLoopCondos.com communities namely Serento and Piedmont located in the River Oaks or Texas Medical Center areas in Houston. 25% of the rent paid, up to $10,000 can be applied towards the purchase of the home*.
